The brownfield site, close to the town centre, provided a highly accessible location for this type of development with excellent walking links to shops, healthcare, public transport and, of course, the beach. The Transport Statement prepared by AWP also provided an assessment of parking data from other Churchill sites to provide an evidence base for reduced levels of car parking at a very constrained site. With the access route from the highway also very close to one of the main visitor car parks in this popular seaside resort, the influence of seasonality on local traffic movements, especially during the construction phase, was also a key consideration.
On the drainage side, the strategy included agreement of an un-attenuated discharge to the local watercourse given its tidal nature so close to the sea. The limited space and steep topography provided additional challenges in terms of finished levels and on-site private drainage infrastructure. Rain gardens were also incorporated into the scheme to manage runoff during exceedance events to reduce the flood risk to properties in the downstream catchment.
Working for our client Planning Issues, on behalf of Churchill Living, AWP’s transport input was led by Alex, with the drainage work led by Chris. Planning permission was first granted in June 2025.
