We knew from previous flood risk work, that the Environment Agency had reassessed the hydrology of this part of the south Dartmoor catchment and as a result the predicted 1 in 100 year return period flows were significantly lower than previously believed. Using this updated rainfall / runoff data, we worked closely with a specialist sub-consultant to prepare a challenge to the EA’s flood maps. After a thorough review of this hydraulic modelling, the EA updated their flood zone maps to show a significantly smaller part of the site as being in the high risk flood zone.

We then prepared a site-specific Flood Risk Assessment and a Transport Statement to support a hybrid planning application for a commercial development of over 14,000sqm spread over 12 units. We also prepared a highway design for the site access so that this element of the application could be made in full.
