Following on from a number of other projects with St Austell Brewery, we were appointed to undertake a Flood Risk Assessment and prepare a Surface Water Strategy to support a planning application for a new 33 bed hotel.
The hotel is to be located adjacent to the Cat & Fiddle pub at Clyst St Mary, in East Devon. As the eastern part of the site is located in the high-risk flood zone, initial pre-application advice focussed on locating the hotel to the west of the pub and outside of the flood plain to ensure that the Sequential Test was passed.
The eastern part of the site (away from the hotel) has suffered from surface water flooding in the past and therefore a strategy was agreed with Devon County Council and the Environment Agency to provide extensive areas of permeable paving in the eastern car park. This will reduce the rate of surface water runoff and in turn will help reduce flood risk to downstream properties.
