Challabrook

Bovey Tracey, Devon

We were appointed by Rule Five Land Ltd to help them take their Challabrook site in Bovey Tracey through the planning process. 

We initially provided engineering input into the developer-led Development Framework Plan so that Teignbridge District Council could adopt this document in 2016. We undertook initial Transport and Flood Risk Assessments to support the developing masterplan of up to 270 dwellings and 1.2 hectares of employment land and attended a series of consultation events. 

We subsequently undertook a TA and site-specific FRA along with preliminary highway design work to support a hybrid planning application for a mixed-use development of 156 residential dwellings, 12 self-build dwellings and 1ha of employment land. TDC granted planning permission for this first phase in November 2018.

Building on our detailed knowledge of all of the constraints of this complicated scheme, Rodin's team are currently undertaking the S278, S38 and S104 infrastructure design for Devonshire Homes who are delivering the first phase of this scheme.
