We were initially appointed on this proposed commercial development near Bovey Tracey as a significant part of the site was shown as being in the high risk flood zone.
We knew from previous flood risk work, that the Environment Agency had reassessed the hydrology of this part of the south Dartmoor catchment and as a result the predicted 1 in 100 year return period flows were significantly lower than previously believed. Using this updated rainfall / runoff data, we worked closely with a specialist sub-consultant to prepare a challenge to the EA's flood maps. After a thorough review of this hydraulic modelling, the EA updated their flood zone maps to show a significantly smaller part of the site as being in the high risk flood zone.
We then prepared a site-specific Flood Risk Assessment and a Transport Statement to support a hybrid planning application for a commercial development of over 14,000sqm spread over 12 units. We also prepared a highway design for the site access so that this element of the application could be made in full.
